Mary Washington Healthcare wants to develop lots for medical offices at Stafford Hospital
Mary Washington Healthcare is developing land adjacent to Stafford Hospital to house 10 medical offices.
The hospital company has submitted a proposed site plan to Stafford County for the development of its land at the corner of Courthouse Road and Hospital Center Boulevard.
The 22 acres is part of the hospital property on U.S. 1 near the county courthouse. It is zoned for business and would be divided into 10 lots, according to the hospital’s proposal. The lots would be from .9 to 1.6 acres each.
“We are hoping to attract physicians or other health care entities that would want to be close to a hospital,” said Marie Fredrick, vice president for properties and ambulatory services.
Mary Washington has hired W.C. Spratt as general contractor for the project. Clearing, grading and other site work began in late July, said Allen Bryan, administrative director for facilities development. The work is expected to be finished in late fall.
The project is similar to what happened in 2005-2006 when Mary Washington sold lots adjacent to Mary Washington Hospital in Fredericksburg. Several physicians bought the lots and built new office buildings on what is now called Care Way.
Fredrick declined to say what the new parcels at Stafford Hospital will sell for.
“We’re going to sell them at market,” she said.
The lots will carry covenants that limit them to health care uses, Fredrick said.
