Stafford supervisors sign off on new Sheetz

A Sheetz convenience store in North Stafford got the stamp of approval from the Board of Supervisors this week.

The store will be located at the intersection of Garrisonville and Furnace Road on a 21-acre parcel that was originally planned to be an office complex. The site is near the Vista Woods community.

No development has occurred on the property since it was rezoned in 2004.

The two unanimous votes by supervisors allowed the store to get a conditional-use permit for fuel sales and a convenience store and to amend the proffers that were originally set for a planned office complex.

Proffers are conditions set forth by the developer to mitigate the impact of the development on county services.

The store will be part of a larger commercial retail and office complex. The amended proffers include a new site layout that identifies six potential pad sites, including three fronting on Garrisonville Road. The future uses, other than the Sheetz, have not been identified, according to a county staff report.

During a Tuesday public hearing, some residents worried about the store’s impact on traffic in the area. A transportation analysis said the Sheetz store will generate 2,346 vehicle trips per day at its highest volume.

One speaker was supportive of the project, saying he was glad a gas station would now be on his travel route.
