Housing proposal concerns Stafford pilots
Stafford County’s Planning Commission will hold a joint meeting Wednesday evening with the Stafford Regional Airport Authority to discuss the proposed Oakenwold development.
Numerous pilots attended a Planning Commission public hearing on the mixed-use development this past Wednesday, and many of them spoke. Airport officials have expressed concern about the proposed development and the effect it could have on the airport.
The Planning Commission then voted to hold the joint meeting, which will be at 6:30 p.m. Wednesday in a conference room at the Stafford Regional Airport. The topic will be “land-use compatibility standards around the airport.”
Oakenwold is proposed not far from the airport on about 232 acres bordered by Interstate 95, Centreport Parkway, Mountain View Road and Oakenwold Lane. Plans call for up to 695 homes—including single-family detached houses, townhouses and multifamily units—and up to 250,000 square feet of commercial space. About 116 acres would remain as open space.
The president of a Woodbridge-based engineering firm and his son—John “Skip” Groupe IV and John “Johnny” Groupe V—want to develop Oakenwold and are under contract to buy the 232 acres from Michelle Moncure. The Groupes have applied to rezone the property from agricultural to Planned–Traditional Neighborhood Development.
Oakenwold isn’t the only development project in the pipeline along Centreport Parkway in Stafford.
It is near a site that Legoland is considering for a theme park, and not far from a proposed project called George Washington Village, whose developers want to build up to 2,900 homes and 1.8 million square feet of commercial space.
George Washington Village is proposed along Interstate 95 between Courthouse and Ramoth Church roads. The proposed main entrance is on the south side of Courthouse Road where the extended Mine Road intersects directly across from Embrey Mill.
The development plan calls for Mine Road to be extended all the way to Centreport Parkway.
