Planning commission to look at expanding railroad overlay district
The Planning Commission will review a zoning amendment at its July 11 meeting that would expand the railroad overlay district to include 306-312 Frederick St. (The “Old Coffee warehouse”), and the properties at 316 Frederick St and 318 Frederick St. The amendment would also reduce the maximum height by right to 40 feet, but a building’s height could be up to 50 feet by special use permit.
This comes after discussion from the City Council at last week’s meeting when the council referred the amendment to the planning commission.
“The proposed amendments to the Railroad Station Overlay District regulations and map would eliminate any out-of-scale development or redevelopment that could be permitted by the proposed rezoning of the area to Commercial Downtown,” according to a memo from Ray Ocel, the director of Planning and Community Development to City Manager Beverly Cameron.
The district was established to facilitate development, redevelopment, and street geometry patterns that are consistent and compatible with each other and with existing development within this four block area, according to another memo from Ocel.
