Silver to proceed soon with apartment project

The Silver Cos. plans to proceed shortly with the development of a new 274-unit apartment complex at the company’s Cosner East development in Spotsylvania County.

Spotsylvania’s Board of Supervisors on Tuesday unanimously voted to rezone about 20 acres in Cosner East for the project, which Silver says will offer amenities that aren’t found at any other local apartment complexes.

The site is across Spotsylvania Parkway from the Spotsylvania Regional Medical Center. It’s next to Silver’s Poet’s Walk memory-care facility and is along Interstate 95.

Silver executive Jud Honaker said the project will proceed as soon as the construction plans are finished. Only 5 percent of the units will have three bedrooms, about half will have one bedroom and the rest will have two bedrooms.

Silver’s presentation to the Board of Supervisors on Tuesday indicates that the apartments will offer “resort-style living” with amenities including craftsman-style architecture, an Internet cafe, concierge services, a pool and a fitness center.

The new apartments will compete with another complex recently built at Cosner East — Station Square at Cosner’s Corner, a 260-unit complex owned by MAA. That real estate investment trust has the right to build another 220 apartments next to the first phase.

In addition, Community Housing Partners of Christiansburg, a nonprofit that builds affordable housing, is planning a 72-unit apartment complex at Cosner East called Overlook Terrace.

The Spotsylvania Board of Supervisors this year also approved plans for 610 apartments at Crossroads Station, a development just down U.S. 17 from Cosner East that will be the site of the new Virginia Railway Express station.
