Development proposed on Smith Station Road

A mixed-use development that could include a new facility for Ni River Community Church, single-family homes and commercial space is proposed along Smith Station Road in Spotsylvania County.

Ni River Community Church owns the 28.4-acre parcel where the development is proposed on the southwest side of Smith Station Road just south of the Pella Lane intersection.

The church, which is currently in rented space off State Route 3 in the Harrison Crossing area of Spotsylvania, is working with local developer and homebuilder Tricord Inc. on the proposal.

Ni River had at one time planned a “mega-church” on the land that could seat thousands of people, said Tricord principal Mike Jones. The church has now scaled down its plans and wants a facility that could seat about 500 people.

The church doesn’t need all the land for its current plan, Jones said. Instead the church would be part of a development that could also include 89 single-family homes, 32,000 square feet of office space and about a 1.5-acre commercial pad site.

Tricord is asking Spotsylvania officials to rezone the land to mixed use to allow the plan. No hearings have been scheduled yet in front of the county’s Planning Commission or Board of Supervisors.
