Haven complex in Fredericksburg sold for $45.2 million

Real estate investment trust MAA paid $45.2 million for the second phase of the Haven at Celebrate Virginia apartment complex in Fredericksburg, according to a deed recorded Tuesday in Fredericksburg Circuit Court.

In late 2011, MAA bought the 232-unit first phase of the Haven at Celebrate Virginia from Johnson Development Associates for $39.4 million and renamed it Seasons at Celebrate Virginia.

Johnson Development later built the 250-unit second phase, which MAA bought last week. MAA will now run the entire 482-unit complex from one office and under one brand, Seasons at Celebrate Virginia.

Earlier this year MAA bought the Haven at Cosner’s Corner apartment complex near the Spotsylvania Regional Medical Center from JDA for $48.9 million and renamed it Station Square at Cosner’s Corner. That deal included 260 apartments that have already been developed as well as adjacent land where Spotsylvania has approved another 220 units.
