Apartment building being renovated in Fredericksburg

1105 Winchester St.

Hand Construction Inc. began work Tuesday renovating a four-unit apartment building on Winchester Street in downtown Fredericksburg.

The renovation on the 2,900-square-foot red building at 1105 Winchester St. will take about three or four months, said Hand Construction owner John Hetrick.

Hetrick said the work will significantly upgrade the four one-bedroom, 800-square-foot apartments. They will be geared toward young professionals seeking an affordable location in the heart of downtown Fredericksburg. Vinyl siding will be added.

A limited liability company owned by Ellen Jarrell called Jimel LLC bought the apartment building in June for $365,000, according to city property records. Jimel also owns the former Elks Lodge property next to the apartments; Hetrick said that could be transformed into a duplex.

Jimel also owns two homes on the other side of Winchester Street. Hand recently renovated one of them, and Hetrick said an upgrade on the other one, a yellow home, is in the pipeline.

That block of Winchester is in an area seeing ample residential investment of late, including Amelia Square and two additional planned projects on properties now owned by The Free Lance-Star.
