Companies teaming up on another office building in Stafford

Three companies that are teaming up on a 40,000-square-foot office building near the Staples store at Doc Stone Commons in North Stafford have a similar project in the works at the Quantico Corporate Center.

Local real estate developer and contractor Virginia Properties Inc. is working on plans for another two-story, 40,000-square-foot office building at the corner of Corporate Drive and Telegraph Road at the QCC development off U.S. 1 near the Quantico Marine Corps Base. Corporate Drive will be extended to Telegraph as part of the North Stafford project.

Minnieland has reserved about half of the first floor for a childcare center, and Pratt Medical Center will lease about 3,000 square feet, said Virginia Properties principal Donn Hart. Other leases are in the works with government contractors.

Affiliates of Virginia Properties, Minnieland and Pratt will purchase about four acres for the building from an affiliate of the Silver Cos., which is developing the QCC. The deal will close after additional leases are finalized and building construction draws near.

Several other projects are in the works at the QCC, which already includes 450,000 square feet of office buildings. That includes an 8,000-square-foot multi-tenant retail building and a Courtyard by Marriott hotel under construction near the QCC’s main entrance. Several restaurants and a barber shop have leased space at the retail building. The Telegraph Road bridge over Interstate 95 will also be replaced as part of the HOT/HOV project now under construction.
