Golf course community coming to Lake Anna
Construction work on Lake Anna’s first golf course community is expected to start later this summer.
The developers of Cutalong hope to obtain final government approvals in the next few weeks and start laying the 1,000-acre community’s infrastructure soon thereafter. An on-site sales trailer is expected to open in the next couple of months.
Cutalong is in Louisa County about a mile from the bridge over Lake Anna on State Route 208. There will be entrances on both State Routes 652 and 208.
Plans for Cutalong call for about 600 single-family homes on lots ranging from about a third of an acre to eight acres, as well as 230 townhomes and golf cottages. The homes will be clustered throughout a Tom Clark-designed 18-hole, par-71 public golf course.
Other planned amenities for Cutalong include an equestrian center with 20 stables, clubhouse, swimming pools, a beach and playground area, tennis courts, indoor boat storage and boat concierge service, and walking trails. The development fronts Contrary Creek, where prospectors and hobbyists have long mined for gold.
Most of the lots are not waterfront. Rather the developers have chosen to put the community’s public amenities on the water. Lot prices range from $82,900 to $235,900.
Cutalong has been years in the making, but plans have accelerated since Jeff Snyder purchased the entire development within the past year. Snyder, through his J.A. Snyder Entities Inc., had a long and successful career in real estate development in the Poconos area of Pennsylvania before more recently turning his attention to Lake Anna. He’s able to finance his projects on his own.
Snyder, who plans to build a home on Lake Anna, developed the salmon-covered office and retail building right across the 208 bridge in Louisa as well as many of the townhomes adjacent to it. Several restaurants, a fitness center and a hair salon are among the businesses that have opened in the building.
Snyder sold the 10 acres that became a Food Lion-anchored shopping center at the intersection of Routes 208 and 652 and plans a Microtel Inn & Suites by Wyndham hotel behind the center on Route 652. A hardware store and restaurant are now being courted for that commercial development, which is near Cutalong’s main entrance. Snyder also plans a nearby 8,000-square-foot health clinic, condominiums and additional retail.
Longtime Lake Anna Realtors Beverly Hubric and B.J. Blount are leading the sales effort for Cutalong. They have started marketing the community in Washington and plan to increase the effort in the coming months. They expect a mix of retirees, local workers and people buying second homes.
Hubric and Blount expect Cutalong’s amenities will be finished in four or five years, and they think all the lots will be sold within that time. Three builders — Warner Custom Homes, Spartan Homes and Snyder’s own ArcTek Homes — have been approved to build homes in Cutalong, and negotiations are ongoing with a fourth.
