Amelia Square plans being finalized

The high-end Amelia Square townhouse development in downtown Fredericksburg is expected to be before the city’s Planning Commission on July 11 for site plan approval.

Site work and construction of the first four townhouses are expected to start shortly after Fredericksburg’s Planning Commission and City Council approve the site plan. Developers are hoping to start site work by the end of July.

Eight four-story townhouses are planned along Winchester Street between William and Amelia streets. The first four, which all have buyers either signed or close to signed, will be built starting from the Amelia side. The developers are optimistic that initial construction activity will attract more buyers.

Later plans for the former Fredericksburg Hardware store property call for six four-story units fronting Amelia and six parallel three-story units along a courtyard in the middle of the 20-unit development. The main entrance is off Winchester. Future plans call for a commercial-oriented building along William.

The Silver Cos. is developing Amelia Square. A joint venture composed of local builders James McCloskey and Patrick Gay will buy the individual lots and construct the homes, which are being marketed by Coldwell Banker Elite Realtor Heather Hagerman.
