SAIC leasing 26,175 square feet at QCC

A McLean-based Fortune 500 defense contractor is the latest company to sign up for office space at the fast-growing Quantico Corporate Center in North Stafford.

Science Applications International Corp. (SAIC) has leased 26,175 square feet at the recently completed 140,000-square-foot office building at the QCC. SAIC will occupy about three-quarters of the fourth floor, said David Newman, a Silver Cos. vice president overseeing the QCC’s development. Brian McMullen of Jones Lang LaSalle represented SAIC in the transaction.

QinetiQ North America is leasing the first two floors of that building and is scheduled to move there in late May. The Columbia Group and Computer Sciences Corp. have also signed leases in that building, which is now 85 percent leased. Newman said Silver has letters of intent for the remainder of the space and hopes to have those leases wrapped up within two months.

Silver will probably then look to sell the 140,000-square-foot building, as it did with the first two buildings of that size at the QCC. Washington Real Estate Investment Trust bought those first two in 2010 for $68 million; it’s unclear whether WRIT, as it’s known, will also purchase the third building.

Silver is already making plans for a fourth 140,000-square-foot office building at the QCC as well as a 40,000-square-foot facility near the Telegraph Road side of the park. Corporate Drive will be extended this year from U.S. 1 to Telegraph, offering contractors easy access to the new 719,000-square-foot Russell-Knox Building at the nearby Quantico Marine Corps Base.

In addition, the University of Maryland University College this fall will open a satellite campus offering undergraduate and graduate programs on the first floor of a recently completed three-story building at the QCC. That 30,000-square-foot building is now the corporate headquarters of defense contractor Patricio Enterprises Inc.

This fall Stafford County will open a small classroom and conference space at the park that it hopes will expand into a business incubator facility.

Silver is also working to attract more retail users to the QCC. The Globe & Laurel Restaurant and a Navy Federal Credit Union branch are near the main entrance off U.S. 1, and construction on a 96-room Courtyard by Marriott is scheduled to start in a couple of months. Cookie’s Barber Shop II, Subway and I Luv Teriyaki II have all signed leases for a planned 8,000-square-foot retail center near the entrance, and more deals are in the works.
