Stafford commission green-lights Westgate rezoning

Stafford County’s Planning Commission is recommending approval of a rezoning application that would allow as much as 645,000 square feet of commercial space and 51 single-family detached homes near the Courthouse Road interchange off Interstate 95.

The commission on Wednesday night recommended approving a request to rezone the 73-acre Westgate Center at Stafford Courthouse project. The land is between Austin Ridge Drive and Interstate 95 and north of Courthouse Road. The residential component is envisioned just to the south of the Austin Ridge subdivision. The commercial part — which could include a mix of hotels, retail, office and parking decks — would be to the south of the homes and front I-95. The development would be accessed off Austin Ridge Drive.

There are no developers yet lined up, said Hirschler Fleischer attorney Charlie Payne, who is handling the rezoning application. That area of the county is a major potential growth spot, with many developments in the planning stages. The Westgate developer has pledged to make transportation improvements in the area and donate about four acres for the planned new I-95 interchange at Courthouse Road.

Payne said the matter is likely to come before the county’s Board of Supervisors in a month or less.
