Construction will begin Monday on a new 8,750-square-foot, single-story office building in front of the Walmart at 10009 Southpoint Parkway in Spotsylvania County. A third Fredericksburg-area location for Dr. Nather Ansari’s Primary & Urgent Care medical practice will occupy the majority of the new building, and 3,000 square feet will be available for future tenants. An LLC affiliated with Ansari purchased an acre of land from Walmart last summer for $675,000. The land is at Walmart’s southern entrance off Southpoint Parkway, and is directly across the road from a Chili’s restaurant. A formal groundbreaking is scheduled this Friday. Ansari, who grew up in Iraq and attended medical school there before fleeing and coming to America in 1994, opened his first Primary & Urgent Care location in 2003 on Garrisonville Road in Stafford County. The second opened in 2006 on State Route 3 in Spotsylvania. Wack General Contractor is building the new facility, and Richmond-based Price Studios is the architect. Wack describes the exterior as “very modern” with a mixture of brick, stone and metal panels and the interior as “elegant and warm with numerous quality finishes and water features.” Construction is expected to last about six months.
