Wegmans to lease out part of Fredericksburg building

Wegmans is looking to lease out this space to another retailer

Wegmans wants to lease out an unused and unfinished part of the building that houses its popular Fredericksburg grocery store. The Rochester, N.Y.-based company has hired Silver Commercial Brokerage to lease 10,000 square feet of the 150,000-square-foot building to a complementary retailer. The roughly 120-feet-deep, 83-feet-wide space is on the far left side of the Wegmans building while facing the front. Wegmans uses 140,000 square feet for its store and designed the extra space for storage or an eventual expansion, said company spokeswoman Jeanne Colleluori. Wegmans later determined that it didn’t need the space, and that signing on another retailer would improve the overall shopping experience. Colleluori said the company leases some of its space to third-party retailers that don’t offer the same products as Wegmans at other store locations as well.

Donny Self, a senior sales associate for Silver Commercial, said many higher-end national retailers have expressed an interest, but no deal has been signed. He said there is plenty of parking in the large Wegmans lot for the additional retailer. His company is trying to attract one single tenant, but it’s possible the space might be broken into two. Separate entrances would be added. Self thinks a higher-end retailer there could help the momentum of Celebrate Virginia South in general.
