Fox Chase Apartments to be redeveloped?

The Stafford County Board of Supervisors will hold a public hearing Oct. 4 regarding a proposal to redevelop the Fox Chase Apartments off U.S. 1 in south Stafford into a townhouse community. The property, which is east of U.S. 1 and about 700 feet north of Manning Drive, currently contains 46 apartment units. Plans call for those structures to be demolished and replaced with 99 three-story townhouses that will be a minimum of 20-feet wide and have garages, according to Stafford planning staff.  The Board of Supervisors on Oct. 4 will consider amending the proffers on the property and changing its zoning to allow for the denser development. The applicant is Paul-Noel Chretien of Fox Chase Apartments LLC in McLean. 

Developer proffers to the county would include a cash contribution of about $882,000, of which $250,000 would go toward Stafford High School capital improvements and $250,000 toward work at Chichester and/or Musselman Park. The proffers would also include relocation assistance for existing Fox Chase tenants and various other improvements at the property.

Also on Oct. 4, the supervisors will consider plans for a 50,000-square-foot, three-story medical office building across U.S. 1 from Stafford Hospital’s main entrance. The Silver Cos. and Virginia Properties are partnering on that development, which is on the west side of U.S. 1 at Hospital Center Boulevard.
