CVS buys property in North Stafford

CVS has purchased a 1-acre property at the northwest quadrant of the intersection of Onville and Garrisonville roads in North Stafford, according to a deed filed last month in Stafford County Circuit Court. CVS spokesman Mike DeAngelis confirmed the purchase but said the drug-store company has no immediate construction plans to announce. Rather the site was purchased for future use, he said in an email. CVS typically leases its properties but sometimes owns them, he said, and it’s common for the company to sell its facilities and enter into a long-term lease to operate the stores.

CVS purchased the property for $500,000, according to the deed. DeAngelis did not confirm the sales price.

    Isn’t there already a CVS on the northwest corner of that intersection?

    I wasn’t aware of that, but if this is the case I bet it’s an older store that’s up now in a strip center and they want to do a new stand-alone store. And once the new one is built the old one closes. They’ve done that in several other locations in the Fredericksburg area. -BF

    If it is the store I’m thinking about, it is already a free standing store. Perhaps they were just leasing the property and decided to buy it?

    Yes, there has been a free-standing CVS at the NWC of 610 & Onville Rd for at least a decade now. The property acquired appears to be an expansion parcel, likely for parking, resulting from the pending widening of Onville Rd, as well as intersection improvements required to accommodate the new BRAC bldg about to open in Quantico. Interesting that the County r/e records indicate that two one-acre parcels (20 84 and 85) were acquired on 3/1/11 for $500K apiece but for some reason do not provide any info for the CVS store parcel (20 83), possibly a temporary input error or technical glitch. Needless to say, that intersection will look vastly different w/in a yr or so.
