Must read on area housing market

Anyone who is interested in the Fredericksburg-area housing market — builders, Realtors, suppliers, developers, buyers, sellers and more — is encouraged to read the following two reports on recent trends in the Stafford, Spotsylvania and Fredericksburg markets.

The reports were prepared by Rosemary deButts, a senior consultant for Fairfax-based Fulton Research and Consulting. Builders and developers use the reports to study the local housing market. Rosemary agreed to share them with our audience. I hope to continue posting her local reports monthly on this blog.

The reports, which are in PDF format, go into more detail than anything I’ve seen thus far on the local market. They include data on sales, prices, foreclosures, short sales and more. She’s also broken down the data by ZIP code, giving you a "hyperlocal" snapshot.

    The study shows the zip codes of 22407 and 22408 as being Fredericksburg. Those zip codes are clearly located within Spotsylvania County. I hope that this mislocation based on zip codes hasn’t altered the true results…..

    which is studies performed to the input of the researcher. Inputted data can be manipulated, as well as results. That’s the problem with most of the researchers who are claiming to conduct real estate research studies. Who paid for this study and who verified the research parameters? Who verified that the results were not manipulated? Just saying ….

    Fulton Research and Consulting was not paid to research and analyze this data. As with any document, it is important for the reader to understand the assumptions and exclusions as listed on page three. The data was collected from the MRIS system which is deemed to be reliable but is not guaranteed. (Rosemary deButts, Senior Consultant, FRC)

    The United States Post Office associates the 22407 and the 22408 zip codes with a city moniker of “Fredericksburg”. The data is sorted by zip code not by city name; rest assured data from the city of Fredericksburg is not co-mingled with Spotsylvania County data.(Rosemary deButts, Senior Consultant, FRC)
